By way of introduction, I am an active real estate investor located in the panhandle of Florida.  A few years back, some associates tried to get me to change my style of real estate investing to preconstruction investing in our area.

I was very comfortable doing other types of real estate investments but when I looked at preconstruction real estate, it initially seemed risky.  After a few years of watching these same associates rack up hundreds of thousands of dollars in preconstruction profits, I decided to take a second look.

I did some in depth research of the preconstruction market and techniques around the country and what I found shocked me!  In many areas of the country, there were people making unbelievable amounts of money investing in preconstruction and they were doing it with very LITTLE RISK.

In the same areas, there was large numbers of other investor who were also investing in preconstruction real estate but they were taking on tons of risk.  In my area, right now, there are many people who are stretched out on a very thin limb with their investments.  One wrong turn and......

Needless to say, I learned what the smart preconstruction investors were doing and then avoided the techniques used by the other investors.

What Is Preconstruction Investing?

Quite simply, preconstruction real estate investing is when you purchase a condo, townhouse, or single family residence before it is completely built.  In fact, many of these investments begin when there is nothing more than a sketch of the final property.

This provides multiple opportunities for you.  First, it provides an opportunity to buy at a preconstruction discount relative to fair market value so a real estate developer can obtain financing on their preconstruction project.

Second, it provides an opportunity to get appreciation in the property even though you don't even own it yet.  Sometimes, you can get as much as 12 months of appreciation while only putting $1,000 down! 

Third, is that you may have the opportunity to enter into a great cashflowing property, with a lot of equity, if you know what to look for when searching for deals.
